Generally speaking, modern shingle roofs come with a prorated limited lifetime warranty (not including storm, wind, or algae damage – there is a separate warranty for those). We are able to offer the full line of warranties from GAF and Certainteed.

The warranties for tile, metal, and flat roofs are specific to each manufacturer and are too detailed to list here.

Depending on the grade of shingle, you can typically expect a modern shingle roof to last between 15 and 25 years before a roof replacement is needed. People generally prefer shingle roofing systems because they are relatively maintenance-free, less expensive, and easier to repair should damage occur.

A well-maintained tile roof can last upwards of 100 years! Tile roofing systems may need repairs or maintenance from time to time due to storm & strong wind damage. While they certainly do add an elegant look to your home, tile roofs are more expensive to install and repair, and require a stronger frame to support their additional weight.

Metals roofs are incredibly durable and can last 40-70 years with little maintenance.
